We install stainless micro-mesh gutter guards and seamless aluminum gutters from the valley floor in Roseville and Lincoln up to the pine country around Meadow Vista and Colfax. Our shop is in Rocklin, and one price list covers all ten Placer County communities we serve.
In Placer County, stainless micro-mesh gutter guards cost $12–$20 per linear foot installed, which comes to $1,800–$4,000 for most homes (150–200 ft), and the price includes a full cleaning of the existing gutters before the guards go on. New seamless aluminum gutters run $8–$15 per linear foot installed, about $800–$2,200 for a typical 100–150 ft home. Repairs run $150–$600 for most repairs and cleaning $150–$400 per cleaning, and the same prices apply in all ten communities we serve, from Lincoln to Colfax.

Six of these communities are incorporated and four are unincorporated, and they sit anywhere from about 145 feet to about 2,380 feet above sea level. Both facts change the job: the first decides who you call about permits, the second how much rain your gutters carry.
Our shop is at 2164 Sunset Blvd. About 46% of Rocklin's homes were built in 2000 or later, and CAL FIRE's 2025 local map puts 1,623 acres of the city in a High hazard zone.
The county's largest city, with about 156,000 residents on flat valley ground. Fire zones barely touch it: the 2025 local map shows 44 acres in a High zone and none in Very High.
The newest housing we serve anywhere: 78% of Lincoln's homes were built in 2000 or later. Twelve Bridges and Sun City Lincoln Hills are among its neighborhoods.
Placer County's only incorporated town, so it issues its own permits. About half its homes predate 1980, and the 2025 local map places 1,888 acres in a High zone.
Unincorporated, so Placer County reviews permits here. About 90% of homes are owner-occupied, and the Census center point falls in a High zone on CAL FIRE's 2025 local map.
The county seat, and the place rainfall doubles: NOAA's Auburn station averages 36.1 inches a year. The 2025 local map rates 800 acres of the city Very High.
A small unincorporated community of about 1,100 people between Loomis and Newcastle. Its Census center point sits in a State Responsibility Area Moderate zone.
Unincorporated foothill community whose center point sits in an SRA High zone. More than half its homes predate 1980, and few were built after 2000.
At about 1,700 feet, with an SRA High zone at its center point. About 90% of homes are owner-occupied, and roughly half predate 1980.
The highest place we serve. NOAA's Colfax station averages 45.9 inches of precipitation and 7.2 inches of snow a year, and the 2025 local map rates 759 acres of the city Very High.
Elevation is the USGS reading at each community's Census Bureau center point; median year built is the Census Bureau's ACS 2020–2024 estimate. Both are listed under Sources below.
Six of the ten Placer County communities we serve are incorporated. Rocklin, Roseville, Lincoln, Auburn and Colfax are cities, and Loomis is the county's only incorporated town. Each one issues its own building permits. Granite Bay, Penryn, Newcastle and Meadow Vista are census-designated places with no city government, so the Placer County Building Services Division reviews work there from its Auburn office.
Replacing gutters, adding guards, repairing a leak or cleaning a run leaves the roof framing and roof covering alone, so most gutter-only jobs need no permit. When a job touches something a building department regulates, we tell you before we price it.
Placer County adds two rules worth knowing. It requires a Class A roof assembly on every home, regardless of fire zone. And it applies California's wildfire building standards, Residential Code Section R337 and Building Code Chapter 7A, in State Responsibility Area Moderate, High and Very High zones and in Local Responsibility Area Very High zones. Per the county, homes built before July 1, 2008 don't have to meet current wildland-urban interface standards unless they're being improved.
Our Placer County service area climbs more than 2,200 feet, from about 145 feet at Roseville's Census center point to about 2,380 feet at Colfax. Rain climbs with it. NOAA's 1991–2020 normals put Sacramento Executive Airport, the closest valley-floor station with a full 30-year record, at 18.1 inches a year, Auburn at 36.1 inches and Colfax at 45.9 inches plus 7.2 inches of snow.
On a 2,000-square-foot roof, that's about 22,600 gallons a year on the valley floor, 45,000 in Auburn and 57,200 in Colfax (roof area × rainfall × 0.623 gallons per square foot per inch). Timing matters as much as the total. At all three stations about 80% of the year's precipitation falls from November through March, and January alone averages 7.0 inches in Auburn. Undersized 5-inch gutters and long runs with one downspout are the usual overflow points, so foothill quotes often include 6-inch gutters or an added downspout.
At Colfax, snow sliding off the roof is part of the design. Guards there need a rigid frame fastened to the gutter, not loose inserts that a slab of snow can peel off.
| Station | Elevation | Per year | Nov–Mar share |
|---|---|---|---|
| Sacramento Executive Airport | 15 ft | 18.1 in | 82% |
| Auburn | 1,292 ft | 36.1 in | 82% |
| Colfax | 2,380 ft | 45.9 in + 7.2 in snow | 80% |
Sacramento Executive Airport is in Sacramento County and is the low end for the valley floor. NOAA's short-record estimates for volunteer stations near Roseville and Rocklin run higher, about 20 to 26 inches. Nov–Mar share is the portion of annual precipitation in the five wet months.
Fire zone status changes across the county. CAL FIRE's February 2025 recommended Local Responsibility Area (LRA) maps cover land protected by cities and local fire districts. They rate 800 acres of Auburn and 759 acres of Colfax Very High, and they show High-zone acreage in Loomis, Rocklin, Lincoln and Roseville. Rural unincorporated land falls under the State Responsibility Area (SRA) map, adopted January 31, 2024 and in effect since April 1, 2024.
At each community's Census center point the maps read: Meadow Vista and Newcastle in SRA High, Penryn in SRA Moderate and Granite Bay in LRA High. Zone lines run through neighborhoods, so check your own parcel on CAL FIRE's viewer, or we'll look it up at the estimate.
Gutters matter here because dry leaves and needles in a gutter sit right at the roof edge. Stainless micro-mesh keeps that trough from filling between cleanings and doesn't burn the way foam or plastic inserts can.
Acres from CAL FIRE's Phase 1 recommended LRA zones (February 2025). On the 2007–11 maps, unincorporated LRA land had 645 acres rated Very High.
Valley oak, which the Forest Service describes as endemic to California and spread through the Central Valley and lower Sierra foothills, is common on older valley-edge lots. Blue oak and gray pine take over on the dry foothill slopes; the Forest Service's FEIS reviews describe a blue oak–gray pine community and place gray pine through the Sierra Nevada foothills. Toward Meadow Vista and Colfax, ponderosa pine adds long needles to the mix. FEIS gives its northern Sierra Nevada range as about 1,500 to 3,500 feet.
Oaks drop broad leaves in late fall plus tassels and pollen in spring, and pines shed needles through the year. Coarse screens stop leaves but let needles and tassels through, which is why we install stainless micro-mesh, typically LeafBlaster Pro. Under heavy oak or pine cover, where a home needs 3–4 cleanings a year at $150–$400 each, guards typically pay for themselves in about 2–4 years. Where 1–2 cleanings a year is enough, payback takes 5 years or more, and the main return is fewer ladder trips and less overflow damage.
Placer County's housing is newer than its neighbors'. The median home was built in 1994, and 78% of homes are single-family detached houses (ACS 2020–2024). Homes built from 1990 through 2009 make up about 43% of the stock, so where their original gutters haven't been replaced, those gutters are now about 17 to 36 years old.
Older homes cluster in the foothills. About half of Auburn's and Loomis's homes, and more than half of Newcastle's and Meadow Vista's, predate 1980, against 15% in Rocklin and 8% in Lincoln. On those older homes, tear-off often turns up fascia damage, which we price as its own line.
Guards come first because oak and pine debris is the problem we're called about most in Placer County. Every service below costs the same in Colfax as in Roseville.
$12–$20 per linear foot installed
Stainless micro-mesh, typically LeafBlaster Pro, over a full cleaning of the existing gutters. Without guards, expect 3–4 cleanings a year under heavy oak or pine cover; with them, payback typically comes in about 2–4 years.
More on gutter guard installation$8–$15 per linear foot installed
Seamless aluminum formed on site in 5-inch or 6-inch K-style, $8–$15/lf. Foothill roofs in Auburn, Meadow Vista and Colfax take two to two and a half times the valley floor's rain, so we size gutters and downspouts to the roof.
More on seamless gutter installation$8–$15/lf plus removal
Tear-off of old sectional or undersized gutters, a fascia check, and new seamless runs. Most common on the pre-1980 homes that make up about half of Auburn, Loomis, Newcastle and Meadow Vista.
More on gutter replacement$150–$600 for most repairs
Leaking seams, failed end caps, sagging hangers and storm damage. Same-day service when scheduling allows.
More on gutter repair$150–$400 per cleaning
Hand cleaning with hand-removal of debris, downspout flushing and a 5-point inspection. If you're booking more than two cleanings a year, price guards first.
More on gutter cleaningThe cost guide breaks each service into per-foot and per-job ranges, explains guard payback, and shows what goes on its own line, such as prep work before guards or old-gutter removal.

Usually not. Replacing gutters, adding guards, repairs and cleaning don't change the roof framing or roof covering. A review comes into play when the job includes re-roofing, structural repair of rafter tails or framing, or an improvement to a home in a fire hazard zone. In Rocklin, Roseville, Lincoln, Auburn, Colfax and Loomis, ask the city or town. Everywhere else in the county, ask Placer County Building Services.
Placer County. All four are unincorporated census-designated places with no city government, so the Placer County Building Services Division, based in Auburn, handles plan review and inspections. Where a neighborhood has CC&Rs, HOA approval is a separate private step.
It can. Placer County says buildings in SRA Moderate, High and Very High zones and in LRA Very High zones must follow California Residential Code R337 and Building Code Chapter 7A, and it requires Class A roof assemblies everywhere. Homes built before July 1, 2008 don't have to meet current WUI standards unless they're being improved. We install aluminum gutters and stainless micro-mesh guards, and we check your parcel on CAL FIRE's map at the estimate.
Often. NOAA's 1991–2020 normals give Auburn 36.1 inches a year and Colfax 45.9 inches plus 7.2 inches of snow, against 18.1 inches at Sacramento Executive Airport. A large foothill roof plane can overflow a 5-inch gutter in a January storm, so we measure roof area and pitch and may recommend 6-inch gutters or another downspout.
No travel fee anywhere in our service area. Price follows the job: footage, roof height and pitch, roof type and access. Guards run $12–$20 per linear foot installed and new seamless gutters $8–$15 per linear foot installed in Colfax, the same as in Roseville.
We measure every run, check pitch and fascia, and put the price in writing before any work starts. Guards come with our workmanship warranty, and manufacturer coverage passes through on the manufacturer's terms.
